*551' This case presents a question of first impression in Pennsylvania but one that lias been considered, with some resulting diversity of opinion, in several other jurisdictions.

Plaintiff, Samuel Dickey, in 1947 leased to defendant, Philadelphia Minit-Man Corporation, a vacant piece of land in Millbourne, Delaware County, for a term of ten years with an option to the lessee of an additional ten-year term.
