This is an appeal from two decrees of the Corporation Court of the city of Charlottesville, adjudicating *690the principles of the cause and directing the payment-of $825.00 to John E. Shepherd.

In March, 1916, James H. Ferguson conveyed a small parcel of land in Charlottesville, Virginia, to his daughter, Rebecca B. Robinson, and her husband, L. W. Robinson. In October, 1918, Rebecca B. Robinson died intestate, leaving as her sole heir at law her only child,, L. W.
