The plaintiffs, Miquel and Dulce Brandao, and the defendants, Driscoll DoCanto and Renda Millsap, own adjacent lots in the Roxbury neighborhood of Boston. The plaintiffs have resided on their property since they purchased it in 1980. *152DoCanto acquired his property in 2004 and built a two-unit condominium building. In 2005, DoCanto sold one of the units to Millsap.4 Claiming that portions of the new structure and a newly installed chain-link fence extend over the boundary line on land belonging to them, the plaintiffs brought this action seeking removal of the alleged encroachment.
