— I. The original lease, dated April 28, 1913, provided for a leasehold term of 20 years. The rental was fixed at the rate of $1,833.34 per month for the first year; $2,166.67 per month for the second year; and $2,625 per month for the succeeding period of eight years, — the monthly installment in each instance being payable in advance. At the end of ten years, the rental for the remainder of the term was to be readjusted.
