In June, 1930, the plaintiff executed and delivered to the defendant 150 East Forty-eighth Street Corporation a lease of a parcel of land, with the buildings and improvements thereon to be erected as provided in the lease, for a term of twenty-one years with an option on thejpart of the lessee to renew for two additional twenty-one-year terms.
