BEACH, J.

The defendants, Steven Poliansky, Darby Poliansky, Kyle Poliansky, Anna P. Poliansky, Skyland Properties, LLC, and Poliansky Construction, LLC, appeal from the trial court’s judgment of possession rendered in favor of the plaintiff, Anna T. Poliansky. The defendants claim that (1) the court erred in finding that the notice to quit pursuant to General Statutes § 47a-23 (a) (3) was valid, (2) the notice to quit was invalid specifically as to Kyle Poliansky and Anna P.
