Plaintiffs filed a complaint in equity alleging that Francis F. Kern et ux. acquired certain lands on September 9, 1949; that plaintiffs acquired a portion of these lands from Francis F. Kern et ux. by deed dated July 3, 1961, and recorded the same day in the Recorder of Deeds’ Office of Pike County. This deed granted to plaintiffs, their heirs and assigns, a right-of-way in and upon a private road extending from a township road, and along the northwest boundary of the premises conveyed by the deed.
