Seitz, Vice-Chancellor:

The court is called upon to determine the enforceability of certain restrictive covenants contained in a deed to real estate.

Complainants, Mr. and Mrs. Tubbs and Mr. and Mrs. Monsell (hereafter referred to as “complainants” unless further identification is necessary) as the owners of resi*153dences in a development known as Wilmington Manor, seek an injunction against the defendants, Mr. and Mrs. Green, to prevent them from erecting a store, allegedly in violation of certain restrictive covenants, on certain lots owned by the Greens in the same development.
