OPINION
BRUCE FOX, Bankruptcy Judge:
The debtor, Dieckhaus Stationers, Inc., has filed a motion to convert this chapter 11 bankruptcy case to chapter 7. The debt- or’s former landlord, King of Prussia Associates, Inc. (“the landlord”), objects to the conversion. Also, the landlord has filed a motion to compel the debtor to timely perform its obligations pursuant to 11 U.S.C. § 365(d)(3).
