STOREY, Justice.

Charles W. Hott, the buyer, sued Pear-cy/Christon, Inc., the seller, for specific performance of a land sales contract. Pear-cy/Christon counterclaimed to quiet title to its land asserting lack of consideration for its agreement to convey. Hott pleaded es-toppel in defense to the counterclaim, and alternatively, sought damages for breach of contract and fraud in the inducement.
