DAVISON, Justice.
Frank Kouri (defendant below) appeals from a judgment in favor of Horace J. Burnett (plaintiff below) in which the title to a strip of land was quieted in Burnett, but subject to a 12-foot easement in favor of Kouri. The parties will be referred to by their trial court designation. The strip of land is SO feet wide (east and west) and about 350 feet long (north and south), and is located between property which plaintiff admittedly owns on the east side thereof, and property which defendant admittedly owns on the west side thereof.
