Plaintiffs-Appellants’ petition discloses that on November 29, 1915, W. H. Hunter, Trustee, conveyed unto Ruben Collins the North Half of the Northwest Quarter of Section 5, Township 19 North, Range 16 West, Caddo Parish, Louisiana, and in said conveyance reserved unto himself all of the mineral rights in and under the eighty acre contiguous tract. At the time of this conveyance there was outstanding against the property an oil and gas lease which had been executed by W. H.
