MEYERS, Bankruptcy Judge:

Newbery Electric, Inc. (“Debtor”) appeals from the order of the bankruptcy court which held that MCI Constructors, Inc. (“MCI”) is entitled to recoup pre-petition damages from post-petition rents claimed by the Debtor. We AFFIRM.

On April 30, 1985, MCI entered into a contract to construct a wastewater treatment plant (“Project”) for the city of Pueblo, Arizona. On November 1, 1985, MCI retained with the Debtor to perform electrical work on the Project. On June 2, 1987, the Debtor abandoned work on the Project, leaving its tools and equipment on the site.…
