Abstract

The current pricing model for office cleaning services is largely based on experience-based subjective judgments that more often than not result in variability and uncertainty of cost structures. The aim of this study is to conduct an extensive market analysis and propose a quantitative systematic pricing framework to enhance transparency in the Finnish market. A structured SERVQUAL-based questionnaire was circulated among operational decisionmakers, from which data were gathered and analyzed using Multi Linear Regression and Non-Negative Least Squares methods. The main findings indicated that cleaning frequency, office size, and occupancy levels are strong quantitative price determinants, while the type of floor had little impact. The model presented here offers a solid datadriven tool for standardized pricing decisions, thus enhancing transparency as well as practical applicability.
