It's good to see you all. How's everybody been? Doing well. How are you? Things have been good. We've gotten things rolling. There's some great episodes out of late, obviously, with changing the branding and all of the great stuff that's going on. Having Caroline as a host, it's been really cool to see some of the episodes that you two have put together, some great interviews. We were talking before we started recording about Adam's most recent episode with George Berrios, which was excellent. Some of the great work that Caroline has done of late.

It's been really cool to see the evolution of the podcast. It's been great to have Caroline on. highly recommend the episode with the industry CEO, Everett, who obviously now I'm on a first name basis with having spoken to him. So, but I think he was really excellent. And I think it was a really good summary of where the podcast is going, right? We're looking at things outside of sports, looking at how business leaders who are in sports, but also looking at topics that are, we'll call it, I can write a term sports adjacent. I think I did it in Everett did a really good job of highlighting some of those topics and the community topics that Caroline has built her career on and still continues to work on at Search.

It's one of the things that's to me the most actually around what we've done these episodes of late is the community aspect of it. Talking about how especially sports anchor mixed use developments and all that's been built around those. People don't necessarily always think of the community aspect of them and they really are. The mall has gone the way of the dodo and there's many places that we don't gather anymore. But these can really be interesting gathering places. And Carolyn, you've done an amazing job of talking about that community throughout those interviews.

Thank you. I love to hear all that and really appreciate it because that's why I joined this work and bringing that closer and just on the community impact side. And of course, sports is always rooted in community and a big part of community, but how do you get it on a more concrete level and talking about, and when we talk about mixed use sports and entertainment districts, getting into a little bit more of the detail of what does that actually mean? And there's always lots of opinions and the way that these affect people. And I think adding that LEND, but I also love the LENDistry was super excited to have Everett on and talking through it from a business sense too and helping different types of stakeholders understand because there's so many people involved from the mixed use side and also across sports. There's just so many different types of work too. And so I think that's cool that we're expanding. Obviously, data is super important and that's a big focus of the podcast. But adding these other elements to it, how does that tie into all these different ways that you can work in sports and all those different elements and all the different stakeholders involved? Yes, very excited to be with you guys and I'm learning how to be a podcaster.

Episode notes

This week it's just the three of us. Brice, Adam, and Caroline step out from behind the guest chair for a wide-ranging conversation on the stories moving sports business right now — and the single idea tying them together: compounding effects. One small change is almost never just one change.

We start with Major League Baseball's quiet race to beat 7 PM, and why moving first pitch earlier is far more than a scheduling tweak — it reshapes who can attend, how long they stay, and how much they spend. From there the conversation widens to the mixed-use districts replacing the mall as America's gathering place (and how that model is cascading down to minor league, youth, and even high school facilities), the "land grab" of AI companies pouring into sports sponsorship, and what it actually takes to turn an AI partnership into something operational — including a look inside SmartDaaS, the Smart District as a Service platform powered by ROAR. Where sports, real estate, and revenue converge — in one conversation.

  • 00:00 — Catching up: the rebrand, Caroline's hosting, and the community throughline
  • 03:20 — Beating 7 PM: why moving first pitch earlier is more than a tweak
  • 06:47 — The counterintuitive case for the suburban family (end times, not start times)
  • 10:14 — Compounding effects: one small change, many revenue streams
  • 16:33 — From ballpark to district: malls, gathering
