So I just kind of sent him the ticket and he was so happy about that. And now we will be working a lifetime together because we build up this whole relationship, and this is so important. Relationship in real estate, I feel, can get you up so much, and you never know where it will come from, so just be nice.

Okay. So I'm now in Seattle. I've been relocate, now it's been a year in Seattle, so yeah. Very new here, but very happy to be here, too. So I'm now in a development project, meaning I'm building some new construction. My first role was not in real estate. I begin in insurance company. I had an insurance company with my dad. We loved that. It was growing so well, but family business, sometime it can be complicated with family. So every dinner, every time I met him, it was only about the business. So we decided to split it, and I needed to find my path. And real estate was definitely something that I wanted to do for such a long time, and it was just the right opportunity to me to do it. And I found some people that I really love. They were GP in multiple project, and they wanted to raise money.

So it was kind of big ticket, family office, private investor, but it was not the usually 50, 100,000 that people invest. So very good experience there. I love that. Really love that. I understand that I

2Episode notes

Elsa Epelbaum spent almost five years in investor relations, raising capital for multifamily GPs on deals that needed around three million dollars in equity, before deciding to become the GP on her own projects. She joins host Quentin Edmonds to explain how Seattle's zoning change lets her tear down one single-family house and build four townhouses, why equity is now the bottleneck on growing her development business, and how she uses AI and a buy box to screen deals in seconds. She also shares why every no from an investor is a step toward a yes, and why consistency and small gestures build relationships that last.
