We reserved a property at Royal Albert Wharf (phase 3) through Notting Hill Genesis (NHG) and had high hopes for the development. However, after months of delays, unanswered questions, and serious unresolved issues with the heating and power systems, we were left with no option but to withdraw from the purchase. Communication from NHG was consistently poor. Emails went unanswered, updates were vague, and my formal complaint has still not been acknowledged. Strange place . So quiet and calm couldn’t figure out the residents!!!
Since 2022, I’m living here without any problem.
Very calming area, with an amazing coffee cafe, try the breakfast bagel. Cafe Spice Namaste offering superb Indian cuisine and a place of art and workshops care of Art in the Docks

Flats are nice and realitively affordable and spacious for London. What they don't tell you is its 300 meters from Beckton Sewage Works, the literal toilet of London. On a warm day you can expect to smell the foul odor of 10 million peoples' flushings. Gets worse as you walk a few blocks north. Recent developments are getting closer and closer to the cess pit. Would you beleive they are planning leisure beach dirextly next to the Sewage Works? It's like a Toxic Avenger movie.
The development is aesthetically pleasing. It is beautiful and at first glance, anybody would be beyond happy to live here. However overall property management, facilities and most of all parking lets the whole place down. Firstly, if you live here, there is no guarantee that you will have a place to park you car, let alone friend or family who may want to visit you. Remember, there is no other place to leave your car. Please tell us what you like and dislike about this area: Good train links, local CO-OP on the development. However, no parking on site. There is no other residential roads…
Overpriced, cramped, extortionate price ( for shared ownership means you pay mortgage, plus monthly rent to them, plus full council tax and service charge), located under LCY runway, noisy, polluted, and in the middle of nowhere. Think communist East Germany, empty streets with concrete all around it. Plus English is an optional language in Newham borough. Oh, and a medal to anyone you succeedes in finding a takeaway or restaurant that is not halal only.
Do not buy or live here, this development has terrible management, they've had to change management several times but suffers from huge mismanagement. Always dirty, buildings are not maintained like they should be and they use PCM for their parking. I got a parking ticket for parking my car in my parking bay...
