Management is bad. This is enough reason not to live here. Its like they dont exist. Imagine a community with no management, yet u pay high service charges. Zero parking space for visitors and even for residents with more than one car, as such cars are parking on the road it takes u 10 minutes to leave the community due to internal roads and PLENTY of unneeded speed bumps. Also must mention, the speed bumps are of horrible quality will definitely ruin ur car even if its SUV. Stay away to protect ur car and health. Ur on own here
Having seen Rukan being built I was interested to see the properties inside, and was invited to friends there recently. We visited friends with a one bed 'villa'. The community is good. Excellent shared services like a gym and shopping centre (small, convenience stores and swimming pools) and landscaping is pleasant. The villa was well finished, but it's not massive. For couple, perfect. It's about as much space as you get in a one bed flat, and there's a garden. Not for me, and I'm sure there are bigger units so families have more space. The parking situation is incredibly frustrating. It’s hard to believe that someone can live so far from the city and rely solely on a car. The security guards are already harassing us with our second car, and we receive a police report every day at 3 am. I can’t help but wonder who would be bother at this time, especially since we are parked next to the sidewalk and not even encroaching on anyone else’s parking space. The management is so poor as the only can provide extra parking for the villas but not for the towers. Although we are ready to pay for extra space, there is ZERO interest from…
Location: perfect, it’s accessible from everywhere, far from traffic. Quiet and cozy on a higher hill. Townhouse: spacious comparing with other town houses in other communities. Stood stiddy at the rain & flood time. Unique elegant design. Services: since I moved in, facilities management are very responsive, quick and efficient. Facilities: three swimming pools, kids play area, spacious green area, paddle court. Gated community. Security. I love that Union Corp is there for all groceries needs. Also Subway, Salons. It offers a calm lifestyle away from the hustle and bustle of the main city, and yet its prime location allows for quick and easy access to both E311 and E611. Pros: - Building quality: good, way above every other project nearby, some minor finiture issues were addressed immediately after the handover checks - Clear rules (gym, swimming pool, park) - Loft design, unique and beautiful. Thanks to it, natural lighting in the townhouse is just something else. Fascinating. Cons: - Handover took 4 years, covid justifying just part of the delay. Levels of frustration went to the sky.
I have recently received my townhouse and would like to give a special mention to Mr. Mohammed Tarek who handled my handover process and made everything very smooth and seamless! His professionalism and attention to detail supported every step! Thank you so much, Mr. Mohammed! The community is beautiful and truly feels like a peaceful oasis within the city. What really stands out are the top-notch amenities – multiple swimming pools, a spacious and fully equipped gymnasium, and even a padel court which is a fantastic bonus!
