LIV Aston feels more like high-end student housing or a holiday hotel than a premium BTR community. Despite the "luxury" branding, they have failed to deliver on basic promises like the digital phone keys advertised in the resident manual. Worse, Management has backtracked on "exclusive" resident amenities by allowing commercial gym access to resident facilities It lacks the community feel of competitors, so If you want a real BTR experience, maybe look at Greystar or Home instead
I’ve lived at LIV Aston for some time. The building has many positives, particularly the concierge team (shout out to Ha, Jane and Meg). Apart from an awkward first-day experience that wasn’t welcoming, they’ve been consistently responsive, friendly and professional. Their presence has genuinely elevated living here. If you’re considering the building, be mindful of how lease management and pricing work. My rent rose 3.85% at the 12-month mark, now above the average for other two-bedrooms in the building and well above nearby two- or even three-bedroom apartments. Further rent increases have…
I am only giving it 5 stars because of the staff, they really deserve the credit, particularly Jane who has been our saving grace! Amazing - on top of everything and just gets things sorted. Staff: 10/5 !!! They are only reason this review is getting 5 stars, Liv Aston give your staff a pay raise! My experience at LIV Aston has been excellent. The building is modern, well maintained, and provides a very comfortable and safe living environment. The management team has always been professional, kind, and responsive to any questions or requests. The leasing process and communication have been smooth and efficient from the start. I truly appreciate the high level of service and the community atmosphere that LIV fosters. Highly recommended to anyone looking for a quality place to live in Melbourne.

Living here has been a great. Everyone at the Liv Aston team are so nice which makes it super welcoming and convenient to live here. The facilities are also in great shape and are kept in great condition.
Absolutely love it here moved in, in February 2025 and it has been amazing. The staff are so nice and welcoming. Haven’t had any issues with other residents in the building. The amenities are also amazing. 110% would recommend in moving in here :)
EDIT (3 months in): Fantastic location. Staff are super friendly. Unfortunately the cinema and smaller one are always booked by the same gamers every Friday and Saturday and we can never as a family get to enjoy them. We have complained about it but nothing has been done… The drawback of community shared services. Building is very young and full of a lot of students that don’t necessarily respect “sharing”. Beautiful building and really lovely and hard working staff. Thank you Maia, Jane, Ha, Doris, Bena and Meg for your hospitality. Pet friendly building, amazing views and facilities. Sometimes the spa has some problems but the staff are very fast to fix it. I've managed to book the cinema just once so far but even better than the real cinema! 🎥 It's a new building so give the staff time to work out the best processes. 🙏
