Looks good on paper until you buy one and find out the monthly dues rate for the unit and parking space are the same. 🤦♂️ and ... customer support is not really good. i have a question thats been ignored. not even an acknowledgement anymore and ... marketing is just bad! giving promotions to those who still have bigger balances compared to us who have almost paid in full?!? just a bad look! totally unfair! 👎👎👎 So disappointed! and .. well managers dont get back to you because you already bought a unit. so why bother, right? i never got a return call from the estate manager. and the worst…

I currently live in Mandani Bay Suites. This review reflects my personal experience as of Oct 19, 2025. 1) Repeated late-night/early-morning noise On Oct 19 at around 4:00 AM, very loud music and a microphone/MC woke us up. This is the second incident around this hour since we moved in. I attached a short video recorded from inside at ~4:00 AM. Separately, another event hall near the property often plays heavy bass music until around 11:30 PM. We already reported about this matter many times to the management and it has not been solved yet and even no substantive updates from them. 2) Visible…

Absolutely Stunning! Mandani Bay is one of the most beautiful and modern developments in Cebu. The location is perfect—right between Mandaue and Cebu City, with a breathtaking view of the ocean and the skyline. The buildings are world-class, the amenities are top-notch, and the entire area feels safe, clean, and peaceful. Perfect for living, relaxing, or even just enjoying a walk by the waterfront. Highly recommended!
Management are clueless. Ridiculous, idiotic, and plain greedy rental fees for parking a motorcycle. 6-8k pesos per month as you have to rent a car space. They have not allocated ANY spaces for motorcycles, and must assume everyone has a car even though this building contains so many studio and 1 bed condos. Completely put me off buying/renting here, down to this stupidity. Ignore all the high ratings clearly posted by the marketing department.
The nicer reviews are actually quotes from the marketing website of this facility so throw those right out and all you have are a bunch of one star reviews.
The best waterfront development in Mandaue City or probably in the entire Cebu. They aim to transform Cebu into a world-class lifestyle destination.
