We are at the pool right now. Thursday, October 23rd, 2025 @6:15pm and the Jacuzzi is cold! There’s no warning or signs noting that the Jacuzzi might be under maintenance or something?
Interested to explore 5 Points.
Nice area great place to get a home. events for the residence live music food and entertainment for kids
I strongly dislike the design of the streets and sidewalks. The cost of being in a net-zero community with homeowner association fees, mandatory security fees, and Mello-Roos tax results in a high monthly price to be part of that community. It's a bummer for someone just trying to get started.

City of Valencia mm mm mm what can I say about you ? I could say a lot of things about you ,buy I'll resume with just perfect.
I live at Five Point so this is a little biased, but it's an amazing place to live with several amenities that aren't available to us home buyers at the moment (a hint of sarcasm). They are just beginning the second phase of the community that expects over 20,000 homes.
Life in a construction zone means nails in the street, metal bars in the street, trash left everywhere, and construction parking blocking all the lanes making driving unsafe. The confluence park (pool) is consistently dirty with trash and rotten food and the pool itself now has trash floating in the bottom. Nicely designed community that is poorly managed.
We had fun making tea and talking to the super friendly people at Farmscape. We looked at some very nice homes.
