If you want to live a miserable life, then move to Brickell Heights Condominium, where the management company, KW Property, threatens and fines you for everything, even for defending yourself against rude employees who are unhappy with their jobs in the building. Basically, in this building, where living isn't cheap, everything is a problem. Additionally, the building has several structural issues, including cracks in the balconies. Privacy between apartments is terrible; you can hear everything. The elevators are constantly breaking down. If you have an assigned parking space, be prepared…
BEWARE KW PROPERTY MANAGEMENT. For New Years they had the security company kick everyone ~40 people off the roof top for 2026. DO NOT LIVE where they manage. This is a beautiful place to live and I’ve been an owner here for 4 years. KW property management unfortunately makes living here very challenging. I cannot recommend living anywhere they are the property manager. KW creates an environment where they fine people for everything and just expect tenants not to show up to contest so they get the revenue. This review is from an architectural and design perspective. I don't know anything about the building itself. However, I do admire the design of the building's exterior. The different colors do add quite a bit to a drab downtown Brickell area. They also complement the work of the SLS Lux, which is across the street.
I’m writing this review as both a visitor and a realtor. I don’t live in the building, so I can’t speak on what it’s like to live there day-to-day, but I’ve had several clients in the building and visit often. From that perspective, I have to say the management team is one of the most responsive and helpful I’ve worked with. They answer emails quickly, pick up the phone, and have always been willing to assist me with different situations that have come up—especially Adolfo and Raymond, who have been great every time. It’s a lovely place to stay at brickell at a fancy part of miami! The view here is outstanding! The only thing they can improve is the control of parking spots. Somebody stays at my parking garage for 4 days, i told the administration and they didn’t resolve the case quickly! Otherwise the outdoors of the building and external areas are always clean and nice!
