If there was zero stars, I would’ve given it Oakland rise have beautiful properties but the people living at those properties are filthy have no manners and respect. Everyone is able to do what they want freely there is no rules here and all you can smell from the balconies is cannabis. But when you smoke a cigarette there is a big issue. The prices for these properties is not worth it. The lifts and corridors are always filthy and neglected neighbours are loud and have no respect for others. The other thing Parking here is not possible at all they make it difficult for people Who are…
Pros -Flats are really nice and look what they are worth -Neighbours are hard working people and don’t make any noise -Management are quick to deal with any problem I have Cons -No shops, gym or nursery as promised -Heating and hot water is a scam. I only use hot water for a quick shower every day and I am already paying £100+ per month. I haven’t used the heating yet but from speaking to my neighbours only turning heating on for a couple of hours a day is costing them £200+ a month
Hot water breaks down every 2 weeks, gym and shop was promised been here 1 year nothing
Oaklands Rise is a scam. You will be asked for sky high prices but the facilities promised by Dexters and Folio are abysmal. The gas prices are double what the rest of London pay because you have a fixed metre. Management is awful. The location is not great as there isn't a supermarket near by and it's a 15 min walk to nearby tube stations. Management have not got supermarkets arranged on site, though they promise people for years. Something breaks down every two weeks. Either the water goes off and you are left for days without water or the heating goes off. Don't be conned or ask for a…

Renters beware! We were told that we would have shops and a gym in the development within 4 months of us moving in. Now here 2.5 years, and still nothing. The heating the the development costs around £150-£200per month, as it's via a communal system, despite the flats having an EPC rating of 'B'. There have been multiple instances of being completely without heating + hot/cold water. Management (Dexters, Folio and NHG) are awful. When it comes to renewing, they will try to squeeze 15%+ increases, and pressure residents to commit to 3 years, despite these issues still occurring. There is no…
We have lived here for 3 years, were told when we moved in that new facilities (gym, shop, cafe, crèche etc) would come…still waiting. On countless occasions we’ve had issues with hot water and even gone days at a time without running water. They don’t even have the decency to communicate the problem or acknowledge that there is clearly deep lying issues with the systems in place. Only on one occasion have we received compensation for a lack of water.
Do not rent here I have been here for 2 years they promise the world ie gym, shops, daycare and after 2 years nothing has happend. Notting Hill Genesis also set the gas rates and right now the government has put a cap on firms like British gas, Eon and more that cap stands at no more than 9p per kwph and a standing charge of no more that 20p! However Notting Hill Genesis think it is OK to charge 35p pkwh and a standing charge of 43p we are also unable to change suppliers the water is hit and miss and gets cut off on a regular basis. The area is not safe people let their dogs on the children…
