Several months handover delays affected my family fanancials as developer created false handover expectations. Building and facilities with low quality materials, snagging issues not solved by the key handover time. Residential and service lift out of service for more than 5 months (and still counting), and making my pregnant wife having to take the stairs, several moisture and isolation issues during summer, unclear and abusive chilled water charges, no transparency on the service charge expenses and how is that money from residents being use. I fully regret investing with this developer……
The issue with corroded metal parts in my bathroom was reported over six months ago, and it still has not been resolved. Radiant has shown no real interest in finding a solution or arranging replacements. Unfortunately, this is just one of many ongoing problems with Radiant. Communication is consistently frustrating, slow, and unproductive. It feels nearly impossible to get clear answers or meaningful action. Overall, the lack of responsiveness and accountability has been extremely disappointing.
Luxury compounds? Visited to invest with them, but I met many owners in this compound who are screaming of pain. Lack of transparency Undelivered promises. Chiller charges through the roof, despite the bad reputation of the service provider. Facility management are great at decorating for Xmas and Ramadan, but nothing else. The main reason why I am giving this establishment a 1 is the over crowdedness and slow elevators. To get to their office, I have to go up in a packed lift and smelly hallways. You can see the try to cover it with the artificial smells.
I think video explains what you will get from Radiant as quality On top of this beautiful finishing 1- very bad facility management who can't fix lifts for months (4 months so far) 2- sky high chiller prices in partnership with Ista as indirect service charge . You will be paying double capacity charge comparing to market prices. Its a cashflow generatoe for this hidden partnership 3- take it or leave it approach when you want to see the flat before you sign. you can't see what get unless you sign papers to get key handovers 4- you will be charged for chiller for period prior key handover 5-…

They can definitely finish building but thats all If you need something finished they can do the job. If you want something that keeps or increase in value (outside of current bubble times) and managed well, they are totally wrong choice. Just stay away for being in peace. 1- having a flat in radiant square I can confirm they can't manage what they finish Whole handover process is lack of planning. 2- their facility management of choice is total disaster No clue of managing a big community. I wish I had known this before purchasing. This reflects my experience with Radiant and their Facility Management. The only part of the process that happened on time was the acceptance of cheques for the unit. All other stages were affected by delays, lack of coordination, and poor communication. The unit in Radiant Heights was declared ready for snagging in September 2025. During the inspection, I identified a very large number of issues, including a broken window and an unfinished balcony. Decision to buy the project was based primarily because of post handover payment plan initially and expected finishing to be same as hydra or sigma towers next door. But upon handover, I was amazed how good is the finishing, it is superior than most buildings on Reem Island. Especially thanks to Mr. Adel Safadi who is very professional and helped to complete the handover process smoothly.
