We have been living here on and off since 2021. Started in a 1 Bedroom, then 2 Bedroom and now a 2 story 3 Bedroom Duplex. Its a beautiful nostalgic European Iran - style of design. Modern futuristic and Dubai oriented but with obvious grandeur Persian roots. Full ceiling high & wide windows, high ceilings, large open space balconies (sometimes to the point where it doesnt make sense why they needed to make bedroom so small when they could have ate at least 25% of these open footbal field balconies) large kitchens and open spaces and corridors, greens and flowers embedded into the front…
Construction on both sides of the building is nonstop. It’s loud, constant, and will likely continue for another two years. This is 2025 — new buildings are going up everywhere. Always check what’s planned around a JVC building before you move in. The East wing is far from the main elevators, so residents often end up using the delivery entrance, which smells. If you want easier access, it’s better to choose an apartment closer to the East wing so you can actually use the main lifts. Choose low floors if you can. Stay away !!! Terribly degrading. 1. No management to handle tenants that disrespect other inhabitants! Especially during the night, drunk people, “Authorized!!! party’s by the management!!!” until early mornings, Dj’s having mix sessions, special cooking sessions at 5 in the morning. Best building in JVC - well maintained, with friendly and very helpful security team, maintenance team is polite and resolves everything quickly. Dog-friendly, and most importantly not affected by noise (at least East side). ❤️

Best value amongst the few luxury projects in JVC, a real premium resort kind of property, as Zaya Hameni tower is one of the best buildings with the best amenities in JVC area. By far the best looking hotel-grade pool. Best equipped gym in JVC as well. Lobby looks amazing with coffee shop. Very bright units with all glass windows. Higher floors have 360 deg downtown/Marina views. Studios here are much larger than average and the building has 3 bhk units with maid room, with huge balconies, which seem harder to find in the area. Although construction was delayed but it was worth waiting for. The quality of this building's interior is superb even compared to other high-end towers. Location-wise it is central and there is easy access from/to JVC. I believe this tower once fully finalized would hold a very high bar that is difficult for others to match.
The building has the best layouts I have seen and the biggest studios and also the quality is on point. The location is also amazing surrounded by the parks.
The building is finished now with a super premium outlook. It has an excellent location, there's park in front and the back, so no building will come up, and one always will have a view . Studios are gigantic with 605 Sq ft area which is big from Dubai standards. There's sizeable balconies in all the apartments. I would highly recommend for living as well as investment now. There's a bus stop right next to the building. The parks both in front and back are well maintained. There's a chill out place called "Five Hotel" which is 5 mins walk away.
