ROBERTS, Justice.

Defendants John Spottiswoode and Dow-neast Construction and Development Corporation appeal from a judgment entered in the Superior Court (York County, Fritzche, J.) that accepted a referee’s recommendation finding Spottiswoode liable for numerous defects in the construction of a house owned by plaintiffs Edward and Joyce Paine. Spottiswoode is the owner of Downeast Construction and they were the general contractors on the construction project.
