The court below granted an order for the sale of the interest of Helen B. Blinn, an insane person, in certain real estate. Appellant Bradley made a bid in writing therefor of the sum of twenty-four thousand seven hundred and fifty dollars, “subject to confirmation by said court, provided that the title to said lot is perfect and merchantable, and is free from all liens and encumbrances of every kind and character. ....
