Prior to December 3, 1926, A. C. F. Bartz, father of the plaintiff, owned and was in sole posses*553sion of the premises in question, being a forty-acre tract upon which there were two sets of buildings not within the incorporated limits of any village or city. A. C. F. Bartz and his wife in the year 1926 entered into arrangement with two of their sons by which the sons were to purchase the premises of the father for $15,000.
