The plaintiff, Botany Bay Construction Co., Inc. (“Botany Bay”), filed this action under the Mechanic’s Lien Statute, G.L.c. 254, §1 et seq., against a landowner, Zuzana Lewandowski (“Lewandowski”) and the general contractor, Pullman Modular Industries, Inc. (“Pullman”). After Lewandowski served her motion for summary judgment, Botany Bay moved to amend the complaint to add a claim for quantum meruit and unjust enrichment.
