—In an action to foreclose a mortgage, the plaintiff appeals (1) from an order of the Supreme Court, Suffolk County (Baisley, J.), dated July 27, 1990, which granted the defendant’s motion to dismiss the complaint for failure to state a cause of action, and (2) as limited by its brief, from so much of an order of the same court, dated March 19, 1991, as denied renewal.

Ordered that the order dated July 27, 1990, is reversed, on the law, and the defendant’s motion to dismiss the complaint for failure to state a cause of action is denied; and it is further,
