In this appeal we review the ruling of the trial court which affirmed the denial by the Board of Zoning Appeals of the City of Covington of an application by Alleghany Enterprises, Inc., (Alleghany) for a variance from the terms of the City’s zoning ordinance.

Alleghany, a corporation whose capital stock was owned in equal shares by Earl R. Bailey and P. W. Byer, Jr., had bought, sold and leased real estate in the Covington area for approximately 20 years.
