BURNETT, Judge.

In this appeal we examine issues relating to a credit union loan, credit insurance and an encumbrance of community real property. The Pocatello Railroad Federal Credit Union sued to foreclose on real property that Robert and Donna Galloway had *741pledged as security for a loan. The Gallo-ways counterclaimed, alleging that the credit union had breached the loan contract by failing to obtain sufficient credit insurance and in addition had violated the truth in lending laws.
