The evidence in this record discloses the following facts: Late in November, 1885, appellee solicited from appellant the sale of certain property situate on Archer avenue, belonging to the wife of appellant. Appellant consented, and appellee advertised the property extensively and at considerable cost and procured it to be listed at an auction of real estate, but did not succeed in effecting a sale.
