The land involved in this appeal contains approximately 12 acres. It is located on the south side of MacArthur Boulevard between Cabin John Gardens, Inc. and 78th Street in Cabin John, Montgomery County (the subject property). It is in the R-90 zone — one family, detached residential. See Polinger v. Briefs, 244 Md. 538, 224 A. 2d 460 (1966); Redden v.
