This is a restricted appeal from a no-answer default judgment. Appellee, Ches*630apeake 34771 Land Trust (hereinafter, “the Trust”), sued Appellant, the Bank of New York f/k/a The Bank of New York as Trustee for the Certificateholders of The CWABS, Inc. Asset Backed Certificates, Series 2005-9 (hereinafter, “the Bank”), to quite title to a house.
