This is a nonpayment proceeding commenced by Virginia De-siano (petitioner) against Jane Fitzgerald (respondent) seeking *937$17,600 in rental arrears including late fees, attorney’s fees, and possession of 121 Viewpoint Terrace, Peekskill, New York 10566 (the subject premises).
