This is an action to recover from the defendant *508certain rent for tbe month of November, 1884, under a written lease. It appears from tbe uncontradicted evidence in tbe case tbat on June 20, 1884, tbe plaintiff leased to tbe defendant a furnished dwelling-house in this city, for tbe term of ten months and seven days, on June 24, 1884, at tbe yearly rent of $3,900, payable in equal monthly payments, in advance, on tbe first day of each and every month thereafter.
