This suit arose out of a contract for the exchange of lands made by Sid Post and J. W. Riggins on the 11th day of June, 1912. We refer to the opinion of the Court of Civil Appeals, 172 S. W. 210, for a statement of the case as made by that court, and, to assist in a proper understanding of the disposition which we shall recommend, add the following statement to be taken in connection with that contained in the opinion by the Court of Civil Appeals:
