| lAppellant Paul Dean Hankins, as administrator of the estate of Willis N. Han-kins and as administrator of the estate of John Paul Hankins, Sr. (the estate),1 appeals from the Izard County Circuit Court’s determination that the estate failed to prove that Willis was incompetent, lacked sufficient mental capacity, or was unduly influenced by appellee Sally Austin at the time he signed a special warranty deed conveying property described as “the Hankins farm” to Sally.
