East Torresdale Civic Association (Association) appeals from an order of the Court of Common Pleas of Philadelphia County which denied its appeal and affirmed the grant *37of a variance to Dr. Robert Drysdale (Dr. Drysdale) by the Zoning Board of Adjustment of Philadelphia County (ZBA).
