In an action for specific performance of an option to purchase real property, the plaintiff appeals from an order of the Supreme Court, Westchester County (Wood, J.), dated January 6, 1988, which denied his motion for summary judgment.
Ordered that the order is affirmed, with costs.
On October 16, 1981, the defendant Owen Craighead, then sole owner of certain property — lots 1 and 2, described alternatively on the tax map as lots 22 and 127 — leased the *345premises known as lot 2 to the plaintiff Edward Mayland. The lease stated, in relevant part:
