JjThis case arises as a result of a claim for a delinquent homeowner’s association assessments owed to Appellant, English Turn Property Owner’s Association (“ET-POA”). Notified nearly four years after the first delinquent assessment, the homeowner tendered payment for delinquent assessments prior to trial; therefore, that matter-was not at issue during the trial or on appeal.
