Appeal from St. Louis County Circuit Court. — Hon. W. W. Edwards, Judge. (1) Plaintiffs’ first legal proposition is that the deed under which they claim, i. e., the deed from Yeates and wife to Goodlett, trustee for Catherine Cornwell, vested the entire estate in the lands in Catherine Cornwell; and that effect can not be given to-the so-called covenant of the trustee to convey to James Cornwell, should she die without making or directing some other disposition of the land.
