This case arises from the aftermath and interplay of three prior proceedings in the Circuit Court for Montgomery Coun ty, all involving the same real property, located in Olney, Maryland (the Property). Specifically, the Property was subject to (1) a foreclosure proceeding; (2) a mechanic’s lien action; and (3) a complaint seeking to quiet title.
