Plaintiff Hunterdon Medical Center (“HMC”) operates a hospital in Flemington, New Jersey (the “Hospital”) and owns the property in Readington Township that is the subject of this appeal. The property, designated as Block 34, Lot 31.01 on defendant’s tax map, is located approximately nine and one-half miles from the Hospital campus, and contains a three-story building (the “Subject Building”) -with approximately 26,000 square feet of floor area.
