MEMORANDUM OPINION
ELIZABETH W. MAGNER, Bankruptcy Judge.
Michael L. Jones (“Jones” or “Debtor”) filed an Adversary proceeding against Wells Fargo Home Mortgage, Inc. (“Wells Fargo”) on March 30, 2006, alleging that Wells Fargo inflated the payoff for his mortgage when he refinanced his loan. Trial on the merits was held on January 5, 2007, resulting in a partial judgment on April 13, 2007 (“Partial Judgment”).
