On March 13, 1906, S.' M. Cox and wife conveyed and warranted “unto Jane B. Beale of Champaign, Illinois, an undivided one-fifth interest, and unto Florence Beale Doran and Ed. J. Beale, jointly, both of Champaign, Illinois, an undivided four-fifths interest in and to” the land here in controversy. Jane ft. Beale, who was the mother of Ed. J.
