Plaintiff appeals from a judgment quieting title to real property in favor of defendants.

Donald C. Philbrick was the assessee of the subject property prior to its conveyance to defendants on September 21, 1973. Philbrick died on October 20, 1967. On June 4, 1969, the office of the Tax Collector of Mendocino County mailed a certified envelope addressed to “Donald C. Philbrick, Comptche, Calif. 94527.” Enclosed in the envelope was a notice stating an intent to deed to the state certain properties upon which taxes had not been paid for five years.
