Defendant appeals the order dated January 3, 2013, which was in response to plaintiff’s request for a preliminary injunction. This opinion is filed pursuant to Pa. R.A.P. 1925.

FACTS

On April 4, 1985, plaintiff, William P. Runkle, and his former wife, Betsy Runkle, purchased real property in fee simple. The Runkles sold four parcels of the property *340in 1987 and kept 41.18 acres that contained the marital residence and a pool (hereinafter, property).
