Our opinion issued on November 24, 1975, is withdrawn, and the following opinion, issued subsequent to appellant’s motion for rehearing, is substituted therefor:

This is an appeal brought by Nita L. DeGrassi, defendant-appellant, from the judgment of the trial court in a trespass to' try title suit. Judgment was rendered by the District Court of Potter County, Texas, that plaintiff-appellee, William M. DeGras-si, is the owner of title to the residential real estate located at 2601 Bowie Street in Amarillo, Texas and that he is entitled to possession…
